The Owner (MSS) licenses the Customer to use the storage unit under these terms as long as payments are made in full and on time, as agreed on page one of this contract. The minimum hire period is one month. Monthly payments must continue on each due date. MSS may adjust rates by giving written notice at least one month before new rates apply. Payments overdue by more than 10 days will incur a £15 late fee. If unpaid after one calendar month, an additional £15 fee will apply. Dishonoured or failed payments also incur a £15 charge. If payments remain overdue for one full month, MSS may suspend access. After two months of unpaid fees, MSS may take possession of stored goods, sell them to recover costs, and retain any balance for the Customer (no interest). Debts continue to accrue charges and interest until paid. MSS may use debt collectors or third parties to recover unpaid amounts.
Monthly payments are calculated as the weekly rate multiplied by 52, divided by 12, payable each month on the same day as the contract start date. Alternative payment schedules are at MSS’s discretion. This Agreement serves as your first invoice; additional invoices are available on request.
Customers must promptly inform MSS in writing of any changes to billing or contact information. If moving or without a fixed address, an alternative postal address must be provided. All correspondence will be sent to the last given address. If no permanent address exists, the Customer must provide photo ID, an email address, and a guarantor’s address.
MSS accepts no responsibility for loss or damage to stored items or personal injuries on site. Customers are responsible for insuring their own belongings.
Customers have access to the storage site 24 hours a day, 7 days a week, to deposit, remove, or inspect stored goods. MSS may temporarily restrict access for safety, maintenance, or security reasons and will provide notice when practical.
Customers must not store firearms, ammunition, explosives, chemicals, toxic or radioactive materials, asbestos, wet or damp items, or any hazardous materials. The storage of living creatures, perishable goods, illegal items, or items without VAT paid is also prohibited. MSS may demand prohibited items be removed immediately; failure to comply within 24 hours allows MSS to dispose of them at the Customer’s expense. The Customer is liable for any damage caused by prohibited items.
Customers must not sublet units or run businesses or workshops from them. Items left outside a container will be treated as rubbish and disposed of, with disposal costs charged to the Customer.
Either party may end the contract with a minimum of 28 days’ written notice. Outstanding fees must be paid before termination. Units must be emptied, cleaned, and left in good condition. Goods left after the termination date may be considered abandoned and disposed of to cover costs. Until keys are returned and the unit is cleared, the contract remains active, and charges continue.
MSS provides keys for the Customer’s exclusive use. The Customer must keep the unit locked, secure the keys, and not duplicate or share them. Lost keys incur a £50 replacement fee. Storage charges continue until keys are returned. Customers may not add or replace locks or modify the unit.
Only the Customer named on the contract may access the unit contents. MSS will remain impartial in any ownership disputes.
MSS may require the Customer to move items to another unit of similar or larger size with at least seven days’ written notice.
By signing this Agreement, the Customer confirms the unit is in good condition. Any damage caused by the Customer may result in charges up to the unit’s full value. The Customer must report damage or defects immediately. MSS will report illegal dumping or fly-tipping to authorities.
MSS may enter the unit with seven days’ notice for inspections or repairs; immediately if prohibited items are suspected; in emergencies; if required by police, fire services, local authorities, or court order; or as otherwise allowed under these terms.
Customers must follow safety signs and instructions, observe speed limits, and secure gates and doors before leaving. Customers are responsible for costs caused by leaving gates or doors unsecured. Children and pets must be supervised at all times; MSS is not responsible for accidents. Customers must stay within designated storage areas.
Customers must treat MSS staff and other customers with respect at all times. Antisocial behaviour, including but not limited to shouting, playing loud music, leaving litter, or causing disturbance on site, is strictly prohibited. Any abusive, aggressive, or disruptive actions toward staff, other customers, or the surrounding area will result in immediate termination of the contract. MSS reserves the right to retain all or part of any deposit paid to cover cleaning, repairs, or costs resulting from such behaviour.
MSS may revise these terms at any time by providing written notice to the Customer’s last known address.
